In recent years,under the background of the rapid development of the real estate industry,residential landscape has also been more and more people's attention,the effect of the residential landscape characteristics corresponding to the different,also directly impact on housing prices,along with the people on the ecological environment and the pursuit of a higher area livable,real estate landscape engineering by buyers and investors in the unprecedented attention,is becoming a game from the highlands of new competition real estate industry.In the rules of real estate market,the effect of residential landscape has a great influence on real estate investors or buyers.At this stage,investors combine the effect of real estate development and residential landscape engineering into part of urban planning and construction.Therefore,while the brand effect of residential landscape effect is becoming stronger and stronger,the cost control of residential landscape engineering has a significant impact on its residential positioning and sales price.On the basis of studying the current situation of cost control at home and abroad,and according to the characteristics of residential landscape engineering,a mathematical model of multi-objective investment decision-making is established at the stage of investment decision-making,and an applicable model of residential landscape engineering at the stage of investment decision-making is preliminarily built.Under the optimal decision of its model,reference value engineering to the design value of total-points scheme chosen,namely: the overall value of each scheme,the optimal,the optimal value of each part of the optimal,choose high value coefficient of design scheme,according to this design,the project construction process,prepare the corresponding target cost,especially based on the target cost dynamic control of the PDCA cycle.Constantly correct the deviation value according to the construction progress and target expectation,and realize the dynamic control of target cost in the construction process.After the completion of project construction,in its operation phase,lean management is the principle to maintain the operation of landscape effect with minimum cost and maximum quality.After the establishment of the model in each stage,taking lihua island community as a case,this paper conducts an empirical study on the mathematical model established in this paper,demonstrating the practicability of the mathematical model in this paper.Analyzing the current situation and importance of cost control in the whole life stage of residential landscape,and establishes a cost control model and theory in the whole life cycle,which provides a theoretical basis for the control of residential landscape cost.
