Cost Control In Design Stage Of Residential Project Based On Life Cycle Cost

The development of the real estate industry in the past ten years has become the main pillar of the national economy.However,with the maturity of the real estate market,the increasing standardization of government behavior and market competition,the real estate industry has gradually entered a stable development of the "post industrial era" ".According to the National Bureau of statistics 2015 real estate investment data statistics,the national residential real estate project investment accounted for 67.3%of the total real estate projects,the core of China's real estate market.The design is the entire residential real estate projects from planning becomes the key stage of product design,although the overall cost of the project cost in the proportion of small,generally only accounted for the overall development costs of 1.5%-2%,but in the design stage determines the project life cycle of about 75%or even higher costs.This paper first introduces the research status of domestic and foreign design stage cost control,led to my research methods and technology roadmap,research purpose and research significance,research content of my research topic;secondly through the development process and characteristics of research and analysis of residential projects,focusing on the design process and the characteristics of residential projects in the design stage and how to form a global the concept of cost control,and the key factor of cost control in design phase is determined by market research;and then through the study of value engineering,quota design and fine design management theory method,summarizes the control method of life cycle cost design stage of their own;finally through their own companies in the construction of residential projects for the case,divided the stage shows the practicality and effectiveness of the research results of this paper.
