Land registration system as the most basic social and economic system in rural areas in China,whether the stability of rural development and the basic conditions of life of farmers guarantee a large part depends on it.Although the existing laws of our country have made relevant provisions on the registration of rural land,with the development of rural economy and the regulation of relevant policies of the state,the limitations of these laws and regulations have become increasingly prominent,obviously can not completely solve the problem of registration in practice.The importance of rural land makes the construction of a perfect rural collective land registration system become the top priority.It is the right to protect the fundamental interests of the peasants and to implement the rural policy of the party and the right of the unified registration of the real estate,so as to lay the foundation for the smooth development of the registration of real estate in China.TheIn accordance with the requirements of the General Office of the Anhui Provincial People's Government on Carrying out the Right of Rural Collective Land and the Registration and Verification Work(Anhui Provincial Office [2009] No.116),in order to coordinate the development of urban and rural areas and safeguard farmers' rights and interests,Ma On Shan City Government has been deployed in the city to carry out the rural collective land and the right to complete the registration work,but the collective land use of the complex property rights and the existing system of the existence of the lack of work caused a lot of problems,this paper through the actual registration The paper puts forward some suggestions on how to perfect the rural collective land registration work.First of all,to in-depth analysis of foreign types of real estate registration model,combined with China's national conditions,to its dregs,whichever is the essence of learning from its advanced legislative experience.Secondly,based on the research and analysis of the development of collective land registration in rural areas in China,strictly based on the relevant provisions of collective property registration such as "Property Law",according to the regional differences and specific problems,from the perspective of protection of farmers' rights and interests,On the basis of improving the law,combined with the actual situation of China's rural areas,put forward the perfect registration of the measures and policies.For example,amend the constitution of the People's Republic of China and the law on land management.The government has adopted a unified policy to coordinate the work of various departments and establish a system of scientific registration.To unify the registration procedures and institutions and promote the construction of the registration and operation mechanism of a virtuous circle;We will strengthen coordination among departments,improve the follow-up work of registration,and strengthen the construction of the registration system;We will strengthen the awareness of the social group's registration of rural collective land.
