Research On The Difficulties And Countermeasures Of Owners' Committee Operation

The proprietor committee is an autonomous organization that is the owner of the home and realizes the rights and interests of the owners.It plays an important role in representing and maintaining the interests of the owners,resolving the contradictions between the owners and the property companies,and creating a harmonious and beautiful living environment.However,in practice,the Shenzhen proprietor committee is not standard,the established proprietor committee is only about 30%,and the standard operation committee is only about10%,so the operation of the standard industry committee is very important.Taking the theory of civil society and the theory of governance as the theoretical basis,this paper takes the final collective resignation of the proprietor committee of the Shenzhen Longcheng Garden Building community as a case study,and combines the questionnaire and interview data to find out the operational predicament from two aspects of the relationship between the owners' committee itself,the proprietor committee and the stakeholders.And the reasons for poor operation,and put forward rationalization proposals.The following questions are mainly addressed: what are the difficulties in the daily operation of the proprietor committee? Why is the proprietor committee so difficult to operate? What problems prevent and restrict the proprietor committee to play a role? How to solve the bad operation of the proprietor committee? This paper makes an in-depth discussion on these problems,and puts forward reasonable suggestions for the joint governance of the government and the proprietor committee.It provides some reference and reference for the construction and development of the proprietor committee,the good operation of the proprietor committee and the improvement of the proprietor committee system.
