With this research,the researcher aimed to study the basics of regulating property lease agreements specified in the Civil Law of Mongolia,and briefly introduced the development of the property lease agreement system and changes in it in the history of civil law of Mongolia.The first part of the study contains the common provisions of property lease agreements,the middle part contains researches on types of property lease agreements such as apartment rental agreement,financial lease agreement,other lease agreements,contents of land lease agreement for agricultural purposes,land leasing,content of such agreements,different regulations and their features,and rights and obligations to parties under agreements.In the last part,the researcher discussed the current situation of how such lease agreements that are submitted for court decision are settled by courts of Mongolia.Finally,the researcher made her own conclusion on the regulation for such property lease agreements specified in in Article 25 of the Civil Law of Mongolia.The following features and advantages are provided in the system of property lease agreements in Mongolia: First,landlords can set the amount of the lease herself in line with the market rate;second,terms of termination of a lease agreements are more reasonable and appropriate;third,rights of the tenants are well protected by laws.The following legislative short comings are provided in the system of property lease agreements in Mongolia:First,the residential lease agreement does not include the yurt;second,the three-month cancellation period is unfair to the lessee;third,the financial lease agreement is not sufficiently protected;fourth,the unregistered usufructuary lease agreements invalid;fifth,the duration of the farmland tenant's option is not limited.
