With the development of society,parents have been paying more and more attention to their children's education.In order to make the children gain the prior advantage in the competition in the future,it has become the consensus for parents to get excellent educational opportunities in the stage of primary education.There is a general imbalance of basic education resources in every city of our country.The excellent educational resources are often concentrated in a few key primary schools.Therefore,entering key primary schools has become the consistent pursuit for parents who care about education.With the implementation of the nearby enrollment policy,the housing around the high quality educational resources is favored by the parents,becoming the so-called "school district housing".Coupled with the reason that other school selection channels have been gradually tightened,"Choosing school by purchasing the house" has become the parents' choice to attach importance to education.The demand for education drives the housing price of the school district higher and higher,and the influence of the quality of the basic education resources on the housing price is increasingly evident.The capitalization of the basic education resources of various degrees has aroused the scholars' high attention.Yingze District of Taiyuan City is the center of Taiyuan City.Its distribution of primary school educational resources and commodity housing market is typical.This paper focuses on the impact of primary school education resources on housing prices in this area to reveal the capitalization of primary school education resources in Taiyuan.Based on the study of domestic and foreign literature and related theories,this paper combines the actual situation of Yingze District of Taiyuan City,and select 12 model variables to establish a hedonic price model from the construction characteristics,location characteristics,neighborhood characteristics and school characteristics,and the impact of educational resources on housing prices in Yingze District of Taiyuan City has been studied.According to the condition of accquired honor,popularity and parental reputation,the quality of the school is graded and 22 primary schools of three grades are identified as the target primary schools.This paper collects 476 housing units in 68 districts of the target primary school district as sample data,calculates the marginal hedonic price of school characteristic variable,and analyzes the influence of primaryschool education resources on housing price.The results shows that the primary school education resources in Yingze District of Taiyuan City can affect the housing price in terms of school quality and distance from school.With each grade rising in school quality,housing prices will rise by 1145.19 yuan per square meter;For each additional300 meters from the home to the school,the price of the house will fall by 430.72 yuan per square meter.And the hedonic price of the school characteristic variable of different grades is different,the marginal hedonic price of the city class school quality is 993.93 yuan per square meter,The marginal hedonic price of distance from school(each additional 300 meters)is 306.54 yuan per square meter;The marginal hedonic price of provincial class school quality is 1293.88 yuan per square meter,and the marginal hedonic price of distance from school(each additional 300 meters)is 540.05 yuan per square meter.Finally,specific recommendations have been made as to the educational service supply-side reform,the regulation of the real estate market and other aspects.The results of relevant studies have made governments and education authorities understand the impact of primary education resources of different quality on housing prices,and assess the effectiveness of the implementation of the nearest enrolment policy.It is of great significance to realize the equalization of education resource and standardize relevant policies in commodity housing market.
