With the process of urbanization in the new period of China,the population flow increases greatly.There is a contradiction between the increasing housing demand and the urban housing supply of the floating population in the cities where they enter.Therefore,it is necessary to study the influencing factors of the housing rental and purchase choice of the floating population,analyze its internal differences.Only in this way,can we put forward relevant housing policies to improve the problem of housing instability and the pressure on rent and purchase,and ensure adequate housing for the floating people.Compared with local residents,the floating population's housing consumption decision should consider more factors,including not only rational factors,such as income,but also a large number of irrational factors,such as psychological factors.Therefore,the housing consumption decision of floating population is complicated.And the phenomenon of stratification appears within the floating population,which is becoming more and more obvious.The current internal stratification of the floating population is mainly reflected in the following three aspects:the first is the household type.Most of the floating population in China is agricultural household registration.City-country mobility is in the majority.The second is education.The education level of floating population is generally low,and the proportion of higher education is relatively small.The third is income.The income stratification of floating population is mainly reflected in the proportion of low-and middle-income people is large,and the proportion of high income people is very small.This paper studies the influencing factors and heterogeneity of housing rental and purchase choices of floating population,and analyzes the samples of 68 large and medium-sized cities from the data of CMDS 2016.First,the Logistic empirical regression results of 68 large and medium-sized city samples show that:In terms of personal characteristics,Married men with more education and non-agricultural household registration type are more likely to buy a house.In terms of family characteristics,the higher income,fewer children and without real estate outside the cities where they enter are more likely to buy a house.In terms of stability characteristics,the longer its flow time,the smaller its flow range,the stronger the residence intention of the group and family migration are more likely to buy a house.In terms of urban characteristics,the higher city level,the floating population is more likely to buy a house,but the high housing price will inhibit they buying a house.Furthermore,in order to further study the heterogeneity of housing rental and purchase choices of floating population,the floating population is divided according to household type,education level and income level.The results show that there are heterogeneity of household property,education level and income in the housing rent-purchase choice of floating population.In different groups of floating population,the influence of each factor is different,which is mainly reflected in income,the number of child,flow pattern and city grade.On the basis of empirical analysis,this paper proposes to improve the housing supply system of rent and purchase,improve the housing security policy of floating population,and meet the housing demand of floating population;implement the policy of equal rights for rent and purchase,and focus on ensuring that the population can enjoy the same public services in the cities where they enter.
