| In recent years,the national implementation of tighter monetary policy to control the real estate market,the real estate enterprises to obtain loans from the bank credit increased difficulty.At the same time,the trust industry in China has achieved rapid development,especially the real estate trust loan financing mode performance is particularly prominent,played an important role to solve the financing difficulties of real estate enterprises and promote the healthy and stable development of the real estate market.However,we should also see the risk factors behind the development of the real estate trust loans are potentially higher,such as policy risk,market risk,credit risk,management risk,project risk,if improper handling of these wind The presence of risk factors will have a significant impact on the healthy development of the successful completion of the entire loan trust plan and real estate trust in our country.Based on the above reasons,scholars on how to better use the trust financing mode for relief of bank credit brought about by a reduction in funds,and to alleviate the tension of funds in the process of risk factors the potential and risk management measures with more attention.The selection of M trust company trust plan D project as the research object,the basic situation,firstly,this trust plan process,specific programs,the transaction structure and risk control measures have been introduced;secondly,a case study of the trust plan of potential risk factors,and using AHP and fuzzy comprehensive evaluation method for the measurement and evaluation of related risk factors;finally,based on the case analysis,the paper puts forward some improvement suggestions to strengthen the risk management of the trust plan. |
