At present,risks and bubbles in the real estate market have become a consensus in the industry.In recent years,the rapid growth of domestic real estate trusts also means that the risks of trust business are getting higher and higher.In this context,this paper takes JX real estate trust project as the research object,establishes the risk assessment index system of this project,and then comprehensively uses the analytic hierarchy process and fuzzy comprehensive evaluation method to carry out the trust risk assessment analysis,and proposes targeted management strategies.On the basis of related theories and methods,this article build risk evaluation system from the market risk,credit risk,project risk and operation risk these four big aspects,including real estate regulation policy,financial policy risk,regional real estate risk,project location risk,management risk,to hide the real debt risk and misuse the trust funds risk,trust company to the best of dereliction of duty,trust company risk control lax,trust company follow-up management does not reach the designated position.The analytic hierarchy process was used to determine the weight of each index in the evaluation index system,and experts were consulted to give actual scores to each risk index.According to the evaluation results,the probability of the JX project being in the middle risk is 39.56%,the probability of being in the high risk is 32.09%,and the overall risk of the project is in the middle-high risk level.Put forward the risk improvement strategy of trust project.Coping strategies for market risks include: selecting strong trading objects and actively studying market policies with multiple means;The response strategies for the project risk include: avoid the area where the land supply or housing stock is too large,and accurately evaluate the management level of the counterparty;Credit risk coping strategies include: strictly check the real liabilities of the counterparty,strictly prevent the illegal use of trust funds(strengthen pre-investment qualification investigation and contract constraint,and control the capital flow by multiple means after investment);Operational risk coping strategies including: strengthen trust control of the due diligence(improve the personnel quality and duty requirements,strict implementation of all content and flow),strict management of trust companies review(to strengthen the construction of internal audit management system,information construction),strengthen the management of trust company after the vote(implement specialized system and on-site supervision by accredited specialists).Through the risk evaluation of JX real estate trust project,this paper constructs the risk evaluation system of real estate trust and proposes the risk control improvement strategy,which provides reference for the risk evaluation,has certain practical significance for guiding the risk management of trust enterprises.
