Land finance is the main reason for China's rapid economic growth,but our country carried out the tax reform in 1994,the place and the central fiscal revenue and expenditure has a significant influence,began to rely on land finance of local government fiscal revenue.But due to the limited land supply,local governments rely on land finance is doomed to be unsustainable,current fiscal mode is only a short-term behavior of the government,the land finance era has arrived,but land finance cannot simply give up,should make its gradually withdrew from the historical stage.From all provinces(municipalities),a spatial perspective,based on the brief statistical analysis on the differences of different district land development status of the analysis and classification,and then to each kind of land finance model are discussed in this paper,some conclusions are drawn,summarized as follows:(1)Nationally,land financial keep rising trend,the more the economy developed area,the higher the benefit of land development,the more economic backward area,land development benefit is poorer,across the country has very obvious difference interval land finance development present situation.(2)In various areas of our country's current fiscal revenue is dependent on land finance,but the land financial unsustainability determines the transformation of land financial needs,from the national level,the need to perfect the tax reform,the implementation of land expropriation compensation,improve the examinational system and other aspects of governance.(3)The land in four types of finance in different stages of development,the problems facing and the means to take is endless same,the first region has a superior economic environment,the current focus is mainly on the specification of land management,ensure to fully embody the land value;The second and the third region is similar,there are overly dependent on land finance situation,so you need to optimize the structure of land revenue,gradually to the taxation of land finance transformation;The fourth class of regional economic development lags behind,the current mainly in national policies to guide endeavoring to develop economy,improve the land value.
