The issue of people's livelihood has always been a key issues for the party and the state,and the work report of the 19th national congress also pointed out that "it is important to ensure and improve people's livelihood in the development process."Improving people's well-being is the fundamental goal of development.One of them is to solve the problem of living in a living room.We can see that housing problems are closely related to people's livelihood.With the continuous development of China's social economy and the opening of the two.child policy,the sale price of commercial housing seems to be in a rising trend.To control the rapid growth of commodity house sales price,the price control of commodity house sales is always the key direction of government macro.control.Based on this,the study of the influence factors of commercial housing sales prices,understand the main factors influencing the price of commercial housing sales in China,for the self.regulation of the market economy and the government will be commercial housing sales price to develop in a reasonable range has the important meaning.Considering China's vast territory and uneven social and economic development in various regions,there may be differences in the main factors influencing the sale price of commercial houses.So the 31 provinces in China can be divided into northeast China,north China,east China,central China,south China,northwest and southwest of seven areas,based on the economic level,social level and commercial housing construction cost level three direction,choose affect regional commercial housing sales price of the specific indicators.Using the data of various indicators from 2000 to 2015,the correlation between various data and commodity house sales price was analyzed by using the Copula model.In this paper,a regression model for the sale price of commercial house in China is constructed by using the control variable method.Study found:factors affecting regions in our country commercial housing sale price is not the same,but the disposable income of urban residents will have a regional commercial housing sales price will produce certain effect,illustrates the income of residents is to determine the main factors of residents' consumption.As a whole,the prices of commodity houses in different regions of China are mainly affected by economic and cost factors.The sale price of commercial housing only in north China is affected by the society.In north China in seven areas in China,our country the influence factors of commercial housing sale price is more,including per capita disposable income of urban households,financial institutions,loan balance,the density of urban population and land purchase expense;However,the selling price of commodity house in south China is only related to the per capital disposable income of the region.
