Along with our country's urbanization advancement speeding up unceasingly,obtained the rapid development of the real estate market,especially commercial house market,as an important pillar industry of national economy,its development not only affects the economic development of a city vitality,more important is its profoundly changed people's living conditions and living environment.Rapidly rising real estate prices in China in recent years,from 2010 to 2016,lanzhou city real estate market got rapid progress,sales area of 2.4251 million square meters to 6.7655 million square meters,the commercial housing sales of8.813 billion yuan to 42.726 billion yuan,completed area of 2.3116 million square meters,the city has the highest average more than $9000per square metre.But in lanzhou city real estate enterprise in the process of becoming mature,there are still many problems,such as commercial housing supply structure is unreasonable,affordable housing system is not perfect,real estate prices on the high side,etc..However,the relative literatures about the price of real estate research has focused on the eastern coastal area,the western city of related research is less,the provincial capital lanzhou city,gansu province is one of the important node of the silk road economic belt city,its economic conditions for the development of the western region has strong leading role,therefore,the study of the influence factors of lanzhou city real estate prices are hascertain positive meaning.In this paper,based on the related research at home and abroad,the price fluctuation of real estate market operation mechanism and research,from two aspects of internal factors and external influence factors on a detailed analysis of the main factors which influence the real estate price.Lanzhou urban situation and the theory analysis of lanzhou city real estate market development and so on,to select the related data of recent years and preprocessing,a theory model of the influence the real estate price,using the correlation analysis and stepwise regression analysis,grey correlation analysis,to explore the inherent law of lanzhou city real estate price change and trend of development,the following conclusions:to promote the influence factors of lanzhou city real estate prices disposable income for the population,GDP,total area,per capita GDP,commercial housing sales area and population,the completion of real estate investment.At the end of the paper,according to research results and specific social and economic development in lanzhou city,from the land market management,economic development,increasing the income of residents,development of public transportation,etc,and put forward some reasonable Suggestions and countermeasures.
