In recent years,with the continuous reform and improvement of the land use right system in China and the deepening of urbanization construction,the demand for land resources in the city is increasing,and the operating land prices is continuously rising.Therefore,how to reasonably determine the price of the operational land is particularly important.Many scholars believe that land price is a collection of all kinds of characteristic prices,including parcel land characteristics,neighborhood characteristics,location characteristics,etc.This paper first collated and summed up various factors affecting the land price,and summarized how the various characteristic variables affect the land price.Then it introduces the related theories of land price,and analyzes the composition of land price theoretically and what its essence is.Then the hedonic price method is introduced,and its development track,theoretical basis,the function form and the hypothesis conditions suitable for the study of land price are summarized.The transaction data of downtown residential land in Hangzhou,Nanchang and Jiujiang is sorted out,and the characteristic variables of the starting auction price of residential land in each city in combination with the local actual conditions are determined.The characteristic variables that affect the auction starting price are identified and quantified,and the hedonic price model of each city is determined by comparative analysis.Finally,this paper uses the Eviews7.0 software to conduct the regression analysis and determines the coefficient of each characteristic variable in the model,so as to explore the difference of the starting price characteristics of residential land auction between the same government in different periods and different governments in the same period.On the basis of many scholars' research,this paper constructs the hedonic price model of downtown residential land auction starting price in Hangzhou,Nanchang and Jiujiang by using the hedonic price method to explore whether there are differences in the factors affecting the starting price of residential land auction in different cities.At the same time,the hedonic price models of downtown residential land auction starting price in different periods of Hangzhou,Nanchang and Jiujiang are constructed to explore whether the characteristic factors of the starting price of residential land auction change in different periods.The hedonic price model is run by the Eviews7.0 software.The results show thatthere are intercity differences in the characteristic factors affecting the starting auction price of residential land.This difference is mainly reflected in the following points:(1)the number of characteristic factors influencing the starting auction price of downtown residential land in Hangzhou is 16,Nanchang is 18,Jiujiang is 16.(2)the influence degree of the same characteristic factor on the starting auction price of residential land in different cities is different.For example,the influence degree of regional center on the starting auction price of residential land in Hangzhou is 0.526%,Nanchang is 0.200%,Jiujiang is 0.115%.
