In the reality of the continuous improvement of the overall market level and the rising of the urbanization level,the real estate industry has been increasingly consolidated in many industries in China,and the investment in the real estate industry occupies a high proportion of the investment in fixed assets,which has become the main driving force for the development and expansion of the industry.At the same time,in some hot areas,the demand is strong,the real estate market is still the seller's market,the tax burden transfer and other phenomena exist,the real estate tax has not fully played a regulatory role,even because of the negative impact of the system defects.Based on international experience,real estate tax can be an important tax source for local government.It balances the expansion of the market,supply and demand,demand structure and so on,so as to ensure the smooth development of the real estate market.From the perspective of real estate tax,this paper applies the spatial measurement model to study the spatial effect of real estate investment,as well as the degree and order of the impact of real estate tax on real estate investment,and gives the emphasis and policy suggestions for the related tax reform.This paper is studied along the following path:first,the domestic and foreign research theories and achievements,and the analysis of the real estate market in China from two aspects of the real estate tax and the characteristics of real estate investment.Secondly,it introduces the real estate theory related to investment and tax,and the qualitative analysis has an impact on the real estate market.The spatial autocorrelation function is analyzed by the global Mullan index and the local Mullan exponential scatter plot.Finally,according to the panel data of 30 Mainland provinces except Tibet,the space doberin model is finally selected and the total effect is decomposed into direct effect and interval.Take effect and make a further empirical analysis.The empirical results show that the spatial effect of real estate investment in China's mainland provinces except Tibet is significant,and it is obviously reflected by the spatial spillover effect.The spatial effect shows the effect on the real estate investment in adjacent areas,and the negative effects of the urban land use tax,property tax and farmland occupation tax are as follows:Property tax>farmland occupation tax>urban land use tax,which has a positive impact on the tax collection is:deed tax>land value added tax.Considering the spatial effect of tax on local and adjacent areas,the deed tax has the strongest positive effect on real estate investment,and the negative effect of real estate tax is the largest.According to the size of its force,the property tax>deed tax>land value-added tax>farmland occupancy tax>urban land use tax.The reform and optimization of real estate tax has significant effect on improving the current situation of coexistence of rent,tax and fee in China.At the same time,it can effectively reduce the land grant,adjust the input and output of the real estate market and improve the improvement of the structure of the real estate market.After the analysis of the results,according to the goal of the stable development of the market synergy and the perfect and optimization of the tax system,the direction of the policy should be put forward from many aspects.
