In recent years,small and medium-sized real estate developers frequently have problems of shortage of funds.With the introduction of a series of macro-control policies,The present situation in the real estate development,high strength anti-corruption policy guidance,deeply influenced by land constraints and financial control,first-tier cities real estate development has slowed,but prices did not change much,while the two or three line of the city's real estate market has burst out more vitality.The real estate enterprises in order to improve the success rate of project development,make their own businesses especially in an invincible position in the regional competition,more and more real estate enterprises attach importance to the marketing play in the operation of the enterprises,and therefore have their own set of real estate marketing strategy is very important.Huanghua is a city with a relatively high level of economic development in Hebei.It is located in the central location of the Bohai economic circle,and is the hub of Beijing and Tianjin..It not only has convenient transportation conditions,but also has strong competitive advantages.Especially when Comrade Xi Jinping held many meetings to emphasize the establishment of Xiong an new area in Baoding and Xiong an area of Hebei,the integration of Beijing,Tianjin and Hebei is more significant.First of all,in order to further explore and analyze,introduce the related theories of real estate and marketing strategy,Then we analyze the marketing strategy of BH company at present and find out the problems and causes.Secondly,based on the analysis of the national and regional environment,we make a targeted analysis of the company's environment and competition situation,and then make a comprehensive analysis of the company's operation characteristics and advantages by SWOT analysis.Furthermore,based on the STP marketing model,the market of the company is scientifically evaluated and positioned.Finally,it provides the basis for the company to formulate a feasible marketing strategy in terms of marketing ideas,organizational structure,capital and human resources.According to the current situation of the company's marketing practice,this topic uses the research methods of literature research,statistical analysis and comprehensive evaluation.On this basis,based on 4P theory and PEST model system,the market situation of Bohai county project in BH company is analyzed.In addition,this article also combines the marketing theory to build a set of scientific and reasonable marketing management methods and models for BH company,in order to help the development and growth of enterprises and promote the continuous promotion of the enterprise marketing level.
