The elderly care service of our country is undergoing the drastic transformation from the traditional model to the modern social elderly care model,which reflects that our country has entered into the stage of rapid aging of population.As a result,healthcare industry becomes the key words in the current era of development.From the construction planning,revenue model and brand effect,to the cross-industry resource integration,they are all centered on the elderly healthcare service.Incorporated with the analysis on the market demand and target market positioning of healthcare real estate,the market-oriented development model and revenue model are proposed in this paper as the key to the successful implement of the healthcare project.Through researches on the collected literatures at home and abroad,and sample investigation,summary and conclusion,as well as qualitative and quantitative analysis,the research is introduced in this paper on the development and operation model of healthcare real estate.By applying the related theory of construction project planning and industry economy,the concept of healthcare real estate development is proposed with “Health,elderly care,wellness” based at the core.Meanwhile,the development model is presented for the supporting industry chain on medical treatment and public health,wellness and life care,education and training,etc.The planning ideas and revenue model of healthcare industry development are also put forward by taking into consideration the characteristics of resource distribution of the beautiful landscape in Sichuan province.This paper mainly takes healthcare project of the Bai Zhang lake in Ya'an as an example,and conducts systematic research on the project positioning,development model,construction planning,investment measurement,benefit analysis,and risk prevention and control,etc.Through the measurement of the economic benefits,revenue refinement,tax prediction and analysis on the cost and overall benefits of healthcare project of Bai Zhang lake,the evaluation index system is built to include profit rate of total cost,net profit rate of capital base,financial internal rate of return,financial net present value,payback period,debt payment ability analysis,breakeven analysis and sensitivity analysis,and so as to verify the rationality and practicality of the proposed development and operation model of the healthcare real estate.From the concept of “Industry-Land-Housing”,healthcare real estate has proven that real estate project no longer takes the marketing and selling as the finish line,but switches to the new business idea of the full life cycle service with customers based at the core.Therefore,healthcare real estate development should follow the strategy of “Leisure and travel first,health and wellness next,with integrated planning,stage construction and rolling development”,and fulfill the ultimate goal of “Happiness industry creates a better life”.
