The housing reform in China's real estate industry has experienced 20 years of rapid development since the end of the 20 th century,and gradually developed into the most important pillar industry and economic growth stabilizer in China.However,the high intensity of real estate development and rising real estate prices also bring a series of problems,such as housing difficulty,high housing price and widening gap between rich and poor.In order to solve and improve the housing needs of the current social contradictions,since 2016,the central policy level from the top design,launched a series of around "building a hire purchase and housing system" of the relevant policies and regulations,Shanghai as the population flow in our country,housing contradiction in key cities,also have issued a series of supporting policies and measures.From this,the policy and the era of the long-rent apartment,which accords with the policy intention of leasing and sale,are favored and valued by the investment institutions.This paper starts with the introduction of the real estate development stage and contradiction in China,especially Shanghai,and introduces the practical significance of Shanghai's efforts to develop the long lease apartment industry.Whether it is from the policy industry orientation or the enterprise economic interest,the investment institution layout of the long lease apartment industry is a necessary investment choice.But due to rent the apartment is a kind of relatively unique and novel housing forms,both at home and abroad for the research of this new industry is not very comprehensive,more research is focused on the characteristics of the formats.In this paper,in reference to the domestic and foreign investment in other industries related to strategy,on the basis of research on Shanghai market investment institutions to choose suitable investment target to invest some dimensions and the suggestion.Main idea is to rent the apartment industry enterprise at present in the Shanghai market and operation modes are classified,according to its stage of development,combined with the past the main institutional investment method and evaluation indicators,further refine the evaluation factors and core industry spot problem,through the design of the questionnaire to obtain information about users and the market,the simulation was for rent the apartment enterprise operating condition,through a series of project operation index and economic index and sensitivity analysis of the key elements,for institutional investors in the layout of the industry should focus on such as project internal rate of return,and housing costs,long-term occupancy has been clear about the core elements such as the basis of investment judgment.At last,this paper gives the relevant investment conclusions and suggestions on the project operation index,policy orientation,and focus on product development in the Shanghai long rent apartment industry.
