Over the past two decades,with the improvement of people's income and consumption level,the Chinese government constitutes a series of policies,which are to upgrade industrial structure to meet people's growing consumer demand.Since employees,who are born after 1985,continue improving their requirements of the housing quality,the service of long-term rental apartment industry emerges as the times require.In China,it is an emerging industry,especially in the past two years,with the continuous entry of capital,the rental market is rapidly developing,and as a result,there have been hundreds of different types of long-rent apartment firms.However,because these firms are all in the beginning stage using the long-rent apartment business model,they are constantly exploring.Based on the theoretical analysis,this study makes a study on the business model of the successful case of the two apartments,and draws on the advantages of its business model.Service-oriented Peas House long-rent apartment business model.The present study shows that the existing long-term rental apartment business model is the main problem: the service-oriented long-term apartment financing channels are relatively small,the profit margin is small,the service-oriented long-term rental apartment sales channel single lead vacancy rate and turnover rate difficult to solve,the lack of apartment brand building,apartment products,value-added services less.Based on the previous analysis and business model canvas theory,this study has established a series of commercial models for the long-rent apartment,which is a key partner of property holders,O2 O service providers and financial investment institutions,The second is the apartment rental and O2 O value-added services based business,the third is to wander the single women a warm home value proposition,four is the love brand,reduce the cost of rent customers,five is the pursuit of high quality independent Female customer segmentation,six is the strategic cooperation with real estate developers and community based on the community platform,the core resources,seven is the community and corporate We Chat public channel,eight is the cost of rent and decoration cost-based structure,Nine is the revenue source based on rent,O2O-based value-added service revenue,community platform revenue,development of Internet financial products,and advertising revenue.Through the study of this case,with a view to other service-oriented long-rent apartment business model to provide a reference basis.
