After 1998,China officially began the reform of the housing system.After this,real estate officially entered the market.After just 20 years of development,the industry has become an important part of China's economy.The real estate industry is different from other industries.The industry is a capital-intensive industry and cannot be supported by a large amount of funds during the project operation.At present,the financing methods of real estate companies in China are mainly bank loans and loans through some institutions engaged in financial services.However,with the continuous development of the industry,this type of financing model has been slow because of its inability to meet the needs of the industry.Be eliminated.However,this does not change the demand for real estate funds.Therefore,the only way for real estate to escape this embarrassing situation is to expand new financing channels.Although China's existing capital structure is not developed,the financing method is also relatively simple.To overcome the financing difficulties,mezzanine financing has gradually been accepted by the real estate industry at this time.Mezzanine financing has the characteristics of creditor's rights and equity,and its form is relatively flexible.Under the circumstances that the government has introduced relevant restrictions on policies and market uncertainty,the financing method slowly makes the real estate industry become active..In summary,this article starts from the actual case of real estate development project of M Real Estate Company,and analyzes the process of using mezzanine financing to draw conclusions.First,it describes the definition and basic principles of mezzanine financing.Then,based on the foundation,I reviewed a large amount of literature and analyzed the existing results in depth.I also used the mezzanine financing model adopted by the M real estate company in its operation and management.The characteristics and the problems encountered were analyzed to conclude the impact of mezzanine financing on the real estate industry.The emergence of mezzanine financing has brought another brand-new opportunity for the real estate industry.Its appearance has made most of the problems faced by small and medium-sized enterprises engaged in the real estate industry have been effectively solved in financing,which has changed the real estate financing market.The more diversified and promoted the stable and healthy development of the real estate industry.
