With the rapid development of urban economy,unfavorable factors such as traffic congestion,lack of space and air pollution are becoming increasingly serious.In order to mitigating the obstacles of urban development effectively and making urban traffic more smoothly,rail transit has attracted the attention of many large cities for its outstanding transportation advantages.It not only has the advantages of efficient and punctual,comfortable and safe,environmental protection,but also can form economic aggregation in the area along the line,improve the use form of the surrounding land,and then bring value added effect to the residential surrounding the site.The quantitative analysis of the impact of urban rail transit stations on the surrounding housing prices helps the government to rationally plan urban rail lines and the use of the land along the line,and also provides a basis for the joint development of orbital surrounding space by rail transit companies and Real Estate Company.At the same time,it can provide consumers with reference for housing purchase.Taking Chongqing rail line 6 as an example,this paper quantitatively studies the spatial impact of line 6 on the surrounding residential price.First of all,we summarize the characteristics of the research through sorting out relevant research both at home and abroad.Then,based on the theories of urban economics and spatial economics,the principle of the impact of urban rail transit on housing prices is explored.Then the concept of space effect is introduced,and the construction process of space lag model,spatial error model,space doberin model and generalized space model is derived,and the scope of application of the model is analyzed.Based on the cross-sectional data of Chongqing in February 2018,this paper uses the traditional linear model and the above 4 spatial econometric models to analyze the impact of line 6's sites on residential prices in the nearby 2km range.Finally,the best explanatory ability model is selected from the above models,and the research conclusions are put forward based on the variable parameters of the model.The main conclusions of the study are as follows: 1.The urban rail transit station has a significant effect on the housing prices.In the case of other independent variables unchanged,the distance between the residential and the light rail station is increased by 1km,and the housing price will be reduced by 315 yuan;2,the Moran 's I index of the residential price in this study area is 13.649 and significant,Spatial autocorrelation is presented in the global scope;3.By comparing the evaluation indexes of model fitting,it is found that the Spatial Durbin Model is superior to the traditional Linear Model,Space Lag Model,Spatial Error Model and Generalized Spatial Model.
