Urban rail transit is the product of the traffic modernization in big cities.Urban rail transit has the characteristics of strong accessibility,large transport volume,energy saving and land saving,convenient and safe,green and environmental protection,etc.The establishment of urban rail transit system plays an important role in promoting urban development.Urban rail transit also directly improves the value and use value of urban land resources,and its completion and operation will play a significant role in promoting the development of the real estate market in its surrounding areas.It is of great theoretical significance and practical application value for the development of urban rail transit and urban real estate industry to study the influencing factors of second-hand housing price,the influencing characteristic factors of housing price and the quantitative analysis of the changes of housing price along the urban rail transit.This study takes xi 'an rail transit and second-hand houses along the metro lines as examples,mainly regards the second-hand market along metro line one,two,three as the research object,collects and investigates second-hand housing transaction price and related data on large real estate transactions website,analyses the influencing factors of second-hand housing prices along xi 'an rail transit,and does related quantitative relationship study.Social survey method was used to investigate the second-hand housing communities in the study area.Finally,600 valid data were obtained and 18 characteristic variables were determined.Through the kriging interpolation method of Arcgis,the housing price data of sample communities were visualized,and the analysis showed that the spatial distribution of housing prices in xi 'an city showed some differentiation.Through the kriging interpolation method of Arcgis,the housing price data of sample communities were visualized,and the preliminary analysis showed that the spatial distribution of housing prices in Xi'an city showed some differentiation.The geometric accessibility parameters based on spatial syntax obtained by Depthmap software are used as the geometric accessibility indexes to measure the location factors of rail transit.Together with the geographical accessibility indexes,they constitute the location characteristic variables.In combination with neighborhood characteristic variables andarchitectural characteristic variables,they jointly constitute the parameter system for establishing the model.We construct the multivariate linear regression model of influencing factors of second-hand housing price along rail transit,and got the average effect of rail transit on housing price and characteristic variables which have a significant impact on housing price in the study area.Based on this,we constructed the geographically weighted regression model,studied the influential factors of second-hand housing price along rail transit in Xi'an from an angle of space differentiation,and illustrated the space difference of the numerical distribution of different characteristic variables and its non-stationary effect on prices through spatial marginal action differentiation diagram.The OLS model and the GWR model we used in this study are effective approaches to study the influencing factors affecting prices of second-hand houses along the urban rail transit and their spatial differentiation.The empirical analysis of the influencing factors affecting second-hand housing price along rail transit in Xi'an can provide meaningful reference and theoretical basis for the future planning of the urban traffic network,set of the land transfer prices along the rail transit,establishment of the rail transit operation mode,pricing of real estate and so on.The decision-making,planning,construction and use of land use,rail transit and real estate development and construction will be more scientific and rational at the same time.
