The real estate industry has a very high capital threshold,and it is faced with long development cycle,large scale and capital turnover.The capital is almost the first lifeline of Chinese real estate enterprises,which is extremely important.Especially in the real estate industry in our country,almost all companies are facing a very severe funding pressures,for a long time,China's real estate industry high debt ratio,high leverage is very prominent characteristics.After the cancellation of welfare housing distribution in our country,the real estate industry entered the golden age of rapid development,real estate enterprises in the social development dividend of raising funds,high-speed expansion development,can say the past decade is the real estate industry to expand the fastest in the golden decade.But as prices continue to rise,since 2013 in China began to strictly regulate the real estate industry,related policies introduced gradually,to the survival of the real estate industry and the performance has had a huge impact financing model,this to a certain extent affect the short-term development of real estate industry in our country,but also exposed the real estate industry capital structure in our country there are a lot of risks.In this background,this paper USES qualitative and quantitative combined analysis,integrating theory with practice method,selection of HG real estate company as the research object,through collecting and sorting the relevant financial data and background information,statistics,induction and analysis for HG,the financial situation of the real estate company,the formation and characteristics of capital structure and capital structure makes a deep and detailed analysis.After collating and summarizing,the deficiencies of the capital structure of HG real estate company and the capital structure problems of China's real estate industry have many commonalities,and there are also obvious independent characteristics.Subsequently,this paper puts forward some Suggestions on the capital structure of HG real estate company to help it reduce its financial risk and accelerate the realization of strategic objectives.In view of the current capital structure problems faced by HG Real Estate,this paper proposes a number of effective improvement methods to solve,such as enhancing corporate solvency,controlling a certain financing scale,reducing the generation of financing risks,and establishing a good company reputation;The present situation of the irrational capital structure of enterprises suggests that companies should reduce their asset-liability ratios and change the status of long-term and short-term debts according to effective measures before they can have the opportunity to improve their capital structure.In the face of high corporate debt costs,they propose to reduce Financing cost measures to reduce interest cost expenditures,increase corporate profits accumulation,and thus enhance the company's endogenous development momentum;targeting the current company funding gap is serious,you need to strengthen the company's inward financing capabilities,through effective management and adequate self Accumulation is used to fill the funding gap of the company.
