With the accelerated pace of urbanization in the country,the rate of urbanization has increased from 47.50% in 2010 to 58.52%.The internal conflict and complexity of the urban system are becoming more and more serious,and the traffic congestion in cities is particularly prominent.It is an inevitable choice to improve the level of urban traffic construction.At present,the urban rail transit in China is in the rapid development and construction period.In the 19 th report of the party,it is proposed to build a "traffic power".In the plan of "13th Five-Year",it is also proposed to accelerate the development of urban rail transit.It is expected that by 2020,the investment amount of urban rail transit will exceed 2 trillion yuan and the operation mileage will reach7700 km.Studying the impact of urban rail transit on residential real estate prices can help buyers understand the causes of price formation and rationally purchase houses.It also provides a theoretical reference for the planning of Lanzhou,Xining,Yinchuan and other cities to build subway.This paper based on the development of urban rail transit and the residential real estate market in China,studies the impact of urban rail transit on the price of residential real estate on the basis of the relevant literature at home and abroad and the extension engineering method of the new science "extenics".First of all,extension analysis method of extension engineering is applied to expand,correlation,implication and conjugate analysis of factors that affect the price of residential real estate.Secondly,we select 19 indicators that affect the price of residential real estate,establish a multi-level extension evaluation system for the impact of urban rail transit on residential real estateprices,and finally build an extension evaluation model of the impact of urban rail transit on residential real estate prices.In order to verify the extension of the extension evaluation model of the impact of urban rail transit on residential real estate prices,the extension of the residential project along the subway line is being built in Xi'an.The extension research on the impact of urban rail transit on residential real estate prices can not only help buyers understand the formation of house prices,avoid blind consumption and pursue "subway houses",but also help developers to invest more scientifically and efficiently,and also for the cities of the forthcoming or the construction of the subway,such as Lanzhou,Xining provides scientific theoretical support for the government in planning and developing cities.
