Since the reform and opening up,the real estate industry has gradually developed into the main pillar industry of China's economy.With the rapid development of the real estate market,China's economy has also made a qualitative leap.The economic development has brought more economic income to the people and met the needs of everybody's life.At present,the huge inventory of real estate commercial housing in China is grim,mainly concentrated in the second and third-tier cities in China.How to effectively remove the inventory of commercial housing in the second and third tier cities in China is also the goal of de-inventory in recent years.For a long time,after decades of golden development period,the real estate industry has broken the balance between supply and demand in the market,and the phenomenon of supply exceeding demand has emerged.Many second and third-tier cities in China have successively experienced serious surplus of commercial housing,which has seriously affected the healthy development of China's market economy.The problem of inventory removal of commercial housing in second-and third-tier cities has seriously affected the real estate market and the economic development of second-and third-tier cities.Solving the problem caused by high inventory has become the main objective of economic development in second-and third-tier cities.Firstly,this paper introduces the related concepts of real estate market and the knowledge of inventory and de-industrialization of real estate commodity houses.Taking Fuzhou as the object of investigation,it briefly analyses the general situation of Fuzhou real estate market at present:the sales area and the area to be sold of Fuzhou real estate,the total investment in real estate market;and it also analyses Fuzhou real estate market.The influencing factors of real estate market demand are:gross domestic product(GDP),number of permanent residents,average price of commercial housing,sales of commercial housing,vacancy rate of commercial housing in Fuzhou,regulation policies of relevant functional departments,etc.The SWOT analysis method is used to analyze the real estate market in Fuzhou.This paper combines Fuzhou with commercial housing in Fuzhou.Some suggestions and opinions on inventory removal are put forward according to the current regulations on inventory removal.
