Commercial real estate,because of its high investment return characteristics of attracting investors,along with the reform of economic and social development,the industry mode of operation and the changes of accounting standards,commercial real estate has experienced a sustained change.The original evaluation system is difficult to adapt to various derivative project models,and the evaluation has lagged characteristics.In order to obtain higher income or avoid losses,it is necessary to make a scientific and adequate evaluation of the investment project.Take scientific methods as a means to carry out rigorous proof and provide reliable decision basis for investors.This paper focuses on the research of financial evaluation of a Tianjin sports park project,the project belongs to the public project and commercial real estate projects combined,according to the particularity of the project,not simply to the financial evaluation of commercial real estate projects in the project division category.This article as a starting point,the full evaluation of foreign and domestic financial evaluation of the present situation,and on this basis,through the analysis and evaluation of Tianjin sports leisure park project in the implementation of pre investment projects,financial evaluation is reliable on it,can reduce the blindness of investment and effective decision-making mistakes.It has certain guidance and reference for the financial evaluation of the combination of public facilities and commercial real estate projects.The main contents of each part are as follows.The first part introduces the background and significance of the topic,expounds the research status of the project financial analysis at home and abroad,and the basic ideas and system of the thesis.The second part summarizes the basic theory of project financial evaluation,and introduces the various theories and methods of project financial evaluation.The third part introduces the general situation of the project on the estimation of project cost,financing cost,profit and loss calculation of the project and the project financial evaluation analysis,mainly through the project's financial evaluation of investment analysis.The fourth part,according to the financial data,the financial evaluation of the commercial real estate investment projects is conducted.The fifth part draws the main conclusion.
