In a region,the rise in housing prices in a certain city will lead to the housing prices in the surrounding cities,which will lead to a collective increase in housing prices in various cities in the region.At the same time,the real estate market is an important part of the national economy.The rise and fall will have an extremely important impact on people's production and life,so we are now necessary to explore the internal mechanism of housing prices in the real estate market in various cities in the region.This paper explores the linkage and influencing factors of housing prices in the real estate market in Henan,and the empirical test through the ripple effect and spillover effect between urban housing prices.This article mainly includes the following contents:The ratio of the house price in the real estate market of 18 cities in Henan to the average price in Henan.Through the empirical analysis of ADF linear unit root and panel unit root,the comparison results show the housing prices in the real estate market in Henan.There is a ripple effect.At the same time,the empirical results show that the panel unit root test is more obvious than the ADF unit root test.Using the linear unit root test of structural mutations to analyze the ratio of house price to regional average price in the real estate market of 10 representative cities in Henan(2000-2017),the empirical results show the time of structural mutation and the node of structural mutation,and the band is obtained.The linear unit root test with structural mutations has ripple effects on house prices in the urban real estate market in Henan,and the time of structural abrupt changes and the specific location of nodes.The unit root test and the Granger causality test using the logarithmic first-order difference to empirically analyze the price transmission path in the real estate market in Henan,and divide the cities in Henan into Zhengzhou and secondary source cities and regions.The submarket combination form paves the way for spillover analysis.The empirical results show that when the housing prices in the real estate market in various cities in Henan are affected by external shocks,the housing prices in Zhengzhou,Henan Province fluctuate first,and then pass to the secondary sourcecities,causing fluctuations in housing prices in the real estate market.The source-point cities are transmitted to the regional sub-markets,causing fluctuations in house prices in other surrounding cities.At the same time,there is hysteresis in the overflow to the surrounding cities,and the lag order is 2 by empirical test.This chapter empirically analyzes the impact of housing price fluctuations in Zhengzhou city in Henan province on the price changes of secondary source cities and the fluctuation of housing prices in secondary source cities.The effects of changes,including the test of spillover effects of spill direction,strength and speed.At the same time,the impact of housing price fluctuations in various source cities on the changes in housing prices in individual non-source cities is simultaneously carried out.Vertically comparing the spillover effects of housing prices in a single source city to the prices of all non-source cities,it can be seen that the source cities have different spillover directions and spillover strengths for different cities.This chapter compares and analyzes the influencing factors of housing prices in cities in Henan by empirical analysis of spatial measurement models,and summarizes the impact mechanism of urban housing prices in Henan,and provides support for policy recommendations in the next chapter.Considering the availability of data when conducting spatial econometric analysis,this chapter analyzes the influencing factors of urban house price changes in Henan by systematic analysis.By establishing two kinds of regression models and comparing and analyzing the model fitting degree,the urban house price changes are obtained.Influencing factors.This paper explores the spatial analysis of the linkage between housing prices and the influencing factors in the real estate market in various cities in Henan.When the relevant departments of Henan Province introduce the real estate market policy,they must consider not only the linkage of housing prices in the region,but also the impact on other cities.At the same time,the regulation of housing prices is not only for the housing prices themselves,but also for the factors affecting housing prices.The empirical analysis of this paper not only explores the intrinsic mechanism of Henan real estate market and the influencing factors of housing prices,but also has certain reference significance for the research on the linkage between housing prices in othercities in the country.
