Since 2011,China's governments at all levels have gradually appear personally to regulate and control the residential real estate market.Real estate industry financing,sales,circulation of funds become more difficult and the profit continue to decline,so a large number of real estate enterprises turn into commercial real estate projects.Today with the modern services and people's consumption level developing fast,China's the industrial structure have adjusted and the consumption structure have upgraded,so the demand for commercial real estate such as retail industry and office building is increasing.The brand service content,service mode,service model,are creating a brand culture with its own characteristics.It bring different feelings to consumers,and bring a double harvest of brand and benefits.However,with the large-scale development of commercial real estate,disorderly competition and blind expansion,commercial real estate gradually appeared in various places,such as investment difficulties,poor operation,project losses,vacant property and so on.The construction of commercial real estate has changed to be cautious.Growth in investment growth has slowed down,and the commercial real estate project completed in the early stage has not been well digested.So there is a strange phenomenon,commercial real estate in the construction began to decrease,growth slowed down,while the vacancy rate and the inventory pressure continues to rise.It is a excess.First,this paper introduces the definition of commercial real estate,the development of commercial real estate,China's commercial real estate development process,China's commercial real estate status.Then the paperanalyzes the prospect of commercial real estate development.Through analysis,we can see that China's commercial real estate has a larger space for development,it is the need for China's urbanization.Second,commercial real es'tate is booming,followed by the establishment and scientific operation model.Based on the study of commercial real estate in China,this paper introduces the marketing methods of foreign commercial real estate and the operation mode of domestic commercial real estate in detail.This paper demonstration what advantages and disadvantages the China's commercial real estate operation modehave.And points out the problems that should be paid attention to during the operation of commercial real estate in China.Thirdly,the success of Wanda's Commercial Real Estate benefits from the success of its operation mode,and has a strong reference significance to the China's commercial real estate.This paper introduces the Wanda'soperation,points out that Wanda's success,lies in the innovation of operation and management,lies in the financing channels,lies inthe light strategy,lies in "Industry + Internet" mode.Finally,this paper analyses Wanda's business model advantages.Analyze the implications of this model for other commercial developers,what are the pressures faced by this business model.It will provide reference for the transformation and development of commercial real estate operation mode in China.
