Research And Implementation Of Real Estate Appraisal System Based On Map World

The traditional real estate appraisal mainly depends on the appraiser's personal experience,with the help of the real estate appraisal method to get the evaluation results.There are errors in the evaluation results because the results depend on the appraiser's subjective judgment too much or the appraiser's experience is not enough.In view of the problems of subjectivity and human factors in the evaluation of traditional house property,this paper introduces the hedonic price theory,and combines the market comparison approach to establish the real estate appraisal system.The improved method uses the gray correlation analysis method to select the comparable examples,and uses hedonic price theory to establish the relationship between factors and price,it determines the real estate valuation model by regression analysis,which makes up the deficiency of the traditional market comparison approach,and makes the result more objective and accurate.Map World is a geographic information integrated service platform developed by our country,it provides users with the latest and most complete geographic information data,improves the traditional geographic information service.Map World Android API provides a variety of map services and data,and it can realize applications which include all kinds of rich map features.In this paper,the map services integrate into the real estate appraisal system.Combining with Android development technology and Map World Android API,a real estate appraisal system based on Map World is established.The system realizes services of house search,location display,the real estate appraisal,route planning,convenience service,history query and so on.Experiments show that:improved market comparison approach applies to real estate appraisal,the experimental data show that the obtained results are in good agreement with the actual results,the results can be reference basis for users.Map World which integrates into the real estate appraisal system not only adds map service functions,but also extends the use of the map,and promotes the efficient use of geographic information resources.
