Along with national economy's development, follows the real estate the related economic activity to be getting more and more frequent, also increases to the real estate estimate's demand along with it. Regardless of stemming from which kind of estimate goal, the real estate value's precise weight is an eternal topic. In the real estate appraisal's three essential methods, the market method utilization is especially widespread. But this appraisal method relies on excessively much in the actual appraisal utilization valuator's experience, and it is few to the mathematical model utilization. In the practical application, it is easy to present the phenomenon of the appraisal price deviation market price.This article has used the apply theory to reality method, unifies the method with the quantitative analysis and the qualitative analysis. To studies how to introduce the characteristic price theory in the real estate appraisal, and combined with market comparison approach of real estate appraisal. To make up the insufficiency of the traditional market comparison approach, and reduce the human factor influence in the real estate appraisal.So that can cause the appraisal result to be more scientific, to be objective and is credible.Firstly, the paper describes tradition market comparison approach, and analyzes it's flaws in the application aspect.Secondly, the article introduces the characteristic price theory, and studies market comparison approach that based on the characteristic price theory. The article introduces the theoretical foundation of characteristic price theory, the application condition, the application domain in detail and so on. And analyzes the feasibility of the current characteristic price theory to use in our country real estate estimate.And analyzes the real estate appraisal characteristic price model.Then the article introduces the research results of statistics theory, and confirms the method to collect the sampled data,select the sampled data and compute parameters of characteristic price model.Thirdly, the article discusses the characteristic factors which influence real estate appraisal price and quantification method of it. On the foundation of analysis influence real estate price factor and the consult massive material and seek information the expert advices, the article determines characteristic factors of each kind of real estate's price, and carries on the quantification the characteristic factors using the expert advice and fuzzy mathematics' method.Finally, take the Guangzhou high-level housing as the example.The article elaboraes application of characteristic price model in real estate appraisal concrete. Through the investigation and study, gains the Guangzhou housing real estate transaction massive actual data, screens the object of study to obtain the characteristic factors data.Then,it moves the SPSS software on the computer, and obtains characteristic price appraisal model of Guangzhou high-level housing.
