The cash flow is to the enterprise,just like "blood" to the human body,financing is equivalent to "blood transfusion".In the enterprise under the condition of ischemia,benign financing strategy can maintain healthy blood flow ",so that enterprises can normal operation to return the" blood "of" blood transfusion ",so as to continue to grow.The real estate industry is capital intensive characteristics,the need to maintain large-scale capital operating in the development process,and has a long period of occupation of funds,how to take effective financing strategy has become the key to business success of real estate enterprises.In the current financial policy,small and medium-sized real estate enterprises due to the strength of the limits of the scale,not like the large real estate companies such as the listing and financing,bond financing and other financing channels,the funds mainly come from bank loans,financing channel is single.Affected by the current bank credit policy,the small and medium-sized real estate enterprises are difficult to obtain adequate credit from the bank to the support of our government,along with the increase of the real estate industry control efforts,which has increased the difficulty of obtaining financing.Many small and medium-sized enterprises in the real estate financing strategy,to bias less restrictive but the cost of financing more channels to obtain funds,some enterprises even reckless through high interest informal financial channels to raise funds for the enterprise,the grim financial situation caused heavy burden,with huge financing risk.And because the lost economies of scale advantages of large-scale real estate enterprises,small and medium-sized real estate enterprises can hardly obtain high-quality land resources for development and construction,and the weak brand effect determines the congenital location of small and medium-sized real estate enterprises to return the funds sales speed and intensity are not as large real estate enterprises,the huge debt pressure the enterprise cash flow,tension shortage is more prominent.Small and medium-sized real estate enterprises own management decision-making level compared with the large real estate enterprises more backward,enterprise financing strategies affected once the decision is improper,it will cause a shortage of cash flow shortage is more serious,coupled with the current real estate market increasingly fierce competition,small and medium-sized real estate enterprise itself is relatively narrow living space was further extrusion,the flow of news reports breaking bankruptcy occurred in cash.Why cash flow breaks,financing strategy and what are the problems,how to take a series of countermeasures related to small and medium-sized real estate enterprises survival and development issues,more and more small and medium-sized real estate enterprises concerned.Therefore,it is of great significance to study the financing strategy of small and medium-sized real estate enterprises from the perspective of cash flow.This paper firstly gives a brief introduction of the research background,methods,purpose and significance of research are described,and the research results in this paper are described;secondly,the research status of domestic and international is described,based on the analysis of enterprise financing strategy on the related theory of research,so as to understand the relationship between cash flow and enterprise financing strategy between;again,this paper introduces the current development of small and medium-sized real estate enterprises,analyzes the problems existing in the financing strategy which will cause the broken cash flow,and to further explore the causes of these problems.Finally,select the H real estate enterprise as a case,through the introduction of measures taken in the case of enterprise interior modulation financing strategy,and analyzes the measures to improve the shortage of cash flow,cash flow fracture prevention effect,further summarizes the advantages and disadvantages,the future financing strategy of H group’s real estate enterprises put forward finally,suggestions,to further improve the summary,get countermeasures of financing strategy of small and medium-sized real estate enterprises problem.Generally speaking,this paper has strong practical value,and also hopes to provide some reference and reference for the financing strategy of small and medium-sized real estate enterprises.
