With the rapid development of China's economy,the living standards of urban residents continue to improve,and more and more people are pursuing a high-grade life.The demand for housing is also increasing.Among several concerns,the price of commercial housing has been a central point of focus.And as a result,there are many macro and micro factors affecting the price of commercial housing.According to the real estate demand and supply theory,I discuss and analyze the factors affecting the real estate market from two aspects firstly.Then I review the development process of the whole real estate market,analyze the factors affecting the real estate price change,and based on this,select variable factors,collect data,and establishes the corresponding model.Based on the analysis of the factors affecting the real estate price,I analyze the real estate data of Fuzhou from 2003 to 2017,and establish the multi-factor real estate price prediction model.The results of this analysis on Fuzhou's real estate prices are simulated to predict possible future outcomes and analyze the prediction results for the empirical.The research shows that in the demand relationship model,the urbanization rate is positively correlated with the housing price,and the housing price of residents' year-end savings balance is negatively correlated.In the supply relationship model,the construction area is positively correlated with the housing price,while the completed area is negatively cor:related with the housing price.The past real estate policies are reviewed and analyzed to analyze the impact of real estate policies on housing prices.In the end,some improvement Suggestions are put forward based on the prediction results of the model and the analysis of real estate policy.
