Study On The Operation And Risk Control Of Financial Assets Securitization In Supply Chain Of Real Estate Enterprises

Supply chain finance has significant advantages in solving the financing difficulties of small and medium-sized enterprises.Based on the whole industrial chain,it makes use of the credit spillover of core enterprises and takes real trade activities as the risk assessment standard,which makes up for the financing disadvantages of small and medium-sized enterprises with asymmetric information.The application of asset securitization has brought supply chain finance into a new stage and brought many benefits.At present,China's supply chain financial asset securitization business practice is relatively rich,but the relevant case study results are few.This article selects Country Garden "Yifangbi11" one party brigitte supply chain financial asset securitization model as the research object,using literature research,case analysis and normative analysis and other research methods,combined with the main theories of supply chain finance,including the information asymmetry theory,credit rationing theory and transaction cost theory,and the relevant theory of asset securitization,first discusses the situation of the supply chain of the financial asset securitization in China,and then introduced the typical cases of real estate enterprise supply chain financial asset securitization "Yifangbi11" one party,with emphasis on the operation mode of the case,the case for case means of risk prevention,risk analysis and evaluation In-depth analysis of the underlying asset features,structure design,the planning process,summarizes its different with the traditional financing model,the research conclusion : Country Garden supply chain financial asset securitization model is practical and effective to solve the problem of supply chain financing,and points out its for real estate enterprises and the impact of upstream suppliers of small and medium-sized enterprises.Through case interpretation and analysis,this paper finds that the country garden case reduces the risk degree of the whole asset support special plan through various agreements signed by the participants,makes the information in the supply chain transparent,reduces the transaction cost,and improves the financing efficiency.At the same time,it also makes financing activities more targeted and risk control means more effective and reliable.Country Garden makes use of its own advantages such as high main body credit rating and sufficient capital sources to make its financing advantages more obvious.Therefore,the country garden case is typical and exemplary,providing a new solution for smes financing,and providing mature experience for similar enterprises to develop supply chain finance business.
