In recent years,with the acceleration of China's aging population,the pension service industry has developed rapidly.Tourism endowment real estate in endowment real estate on the basis of superposition of "tourism+",tourism as the core point,equipped with diverse forms,diverse styles,personalized leisure and entertainment products,more can meet the different tastes of the public,different needs,so there is a greater market space in the future.However,the current Beijing tourism pension real estate market is not mature,the development of related projects due to the existence of product positioning is not accurate and many other problems and unsalable,making investment income can not be guaranteed.And supply and demand survey can clearly find the problems existing in the current tourism endowment real estate projects and consumer demand of customer groups,so in order to achieve the sustainable development of tourism endowment real estate,tourism endowment real estate projects to obtain the highest return on investment,must be carried out before the project development supply and demand survey.Beijing jiuhua mountain endowment project has been successfully operated for many years,and has rich tourism endowment real estate development and operation experience.This paper takes Beijing jiuhua mountain tourism endowment real estate project as an example,using the methods of literature,case study,questionnaire survey,interview to investigate the supply and demand of Beijing tourism endowment real estate.First of all,in the introduction part,the research background of this paper is explained from the aspects of market demand and so on,and the related literatures at home and abroad are reviewed,and the research contents and methods are introduced.Secondly,it elaborates the related tourism destination development theory and Maslow's demand theory.Thirdly,it summarizes the tourism endowment real estate from four aspects:the type of endowment real estate,the course of development,the reasons for the development of endowment real estate in tourist areas and the characteristics of tourism endowment real estate.Then,on this basis,according to the Beijing jiuhua mountain tourism pension project supply and demand situation analysis,using the questionnaire,the Beijing jiuhua tourism pension project customer supply satisfaction survey,so as to analyze and sum up the case worthy of reference experience,and the tourism pension real estate project consumption demand survey,for the future development of tourism pension real estate projects put forward suggestions.Finally,according to the analysis of the risks in the development of suburban tourism endowment real estate in Beijing,this paper puts forward some countermeasures and suggestions from four aspects:multi-channel financing,improving the marketing planning system,improving the management and operation level,and seizing the opportunity of policy development.
