In recent years,with the economic and social transformation and development,the domestic economy has been stabilizing and increasing pressure.As one of the important domestic industries,the real estate industry is still solid and stable in the national economy and residents' life.It is the national,social and urban economic development.Important images,survival and development are key words in the real estate industry in recent years.However,due to many factors such as policies and markets,the real estate industry is slowing down and the high interest rate is gradually decreasing.The traditional housing development and sales industry is subject to more restrictions.Many real estate companies have begun to adjust their strategic transition period to seek new types.Operating business.Due to the unique capital intensive nature of real estate enterprises,in addition to relying on their own project funds,developers must also rely heavily on financial instruments for fund raising.Many real estate companies have reduced transaction volume,difficulties in financing and insufficient funds to start a shortage crisis,and the real estate industry debt ratio is higher than other industries,and financing is more risky.Although the country adopted a series of macro-control policies to control real estate investment,it failed to solve the real estate financing crisis.Therefore,it is more important to study the financing risks of real estate enterprises in depth and to study effective control methods.In view of this situation,the research on the financing risk of YN real estate company,based on the current real estate industry financing status,combined with the YN enterprise related data to analyze the existing financing risks,and put forward targeted measures to control the financing risk.The full text is divided into six parts.Firstly,the research background,purpose and significance of YN enterprise are introduced.The research results of scholars' financing risks of real estate enterprises are summarized,and the main contents,research methods and technical routes of the research are proposed.It expounds the meaning of real estate enterprise financing,the income and expenditure and the meaning of capital financing risk,and uses Z-Score risk model,financial leverage coefficient method and capital structure related theory as the theoretical basis;once again,describes the current status of YN enterprise management.This paper expounds the basic situation of YN Enterprise Co.,Ltd.'s organizational structure,business environment and financial status.Then,it analyzes the financing status of YN enterprise in four aspects,and uses Z-Score risk model and financialleverage to identify YN corporate financing risks.Then,the YN enterprise's revenue-funding financing risk and capital financing risk are analyzed in detail.The next step is how to specifically manage the YN enterprise's revenue and financial financing risks under the macro-policy environment that is unfavorable to the real estate industry.The measures related to controlling the income and expenditure and the financing risk are in one-to-one correspondence with the risks of the previous part.Finally,the conclusion summarizes the risk of YN real estate financing and the rational financing and risk control proposed by the above.Suggestions for maximizing the value of the company.
