Financing risk is a risk that When the enterprise has financed,it will meet with the large scale of finance,excess interest payments and unreasonable debt maturity structure that cause overweight business cash flow spending,and makes it more difficult for the enterprise management.Real estate industry is a typical capital-intensive industry,it is more dependent on external financing channel than other industries,and demand higher stability of the external financing channel to Therefore,the financing risk management is an important part of the risk management of real estate company.S real estate company is one of the real estate listed company in Suzhou,Jiangsu province.With the tightening bank credit policy in recent years,the S company faces enormous money pressure.Because of the negative influence the real estate regulation and control,and the sales situation that not exceeding the expectation,the company faces higher short-term debt pressure.Therefore,the financing risk management is currently the focus of S company’s operating management.The purpose of this study is to make overall risk control on the financing risk of S real estate company,including risk identification,risk evaluation,risk control,This paper take S real estate company as the research object,firstly through the analysis of the company’s financial statements between 2011 and 2014,it evaluated the company profitability,solvency,flow capacity,and the rationality of company capital distribution.Based on the theory of risk management,in accordance with the process that "risk identification,risk assessment and risk control”,this paper made the financing risk identification of the internal and external reasons of the company,and evaluated the financing risk with quantitative method,and gave the corresponding financing risk control measures.This paper argues that,the reason of S real estate company facing financing risk,is that the excessive expansion of enterprise,the extortionate scale of finance,high financing rates,the recession industry,and capital chain tension.To control S real estate company’s financing risk,it needs to control the scale of its finance,the financing structure,the time limit and other factors.Through carrying on the reasonable analysis and formulating rational control measures,this paper puts forward the concrete risk co ntrol measures,it has important practical significance to reduce the financing risk of S company,to promote business robustness,and to strengthen its financing decision-making ability. |
