China is currently in the stage of rapid development of urbanization and industrialization.In the process of urbanization development,one of the most prominent problems is that urban development is too fast and urban land utilization efficiency is not high.Therefore,in the process of urbanization development,the implementation of land intensive use is an important way to solve the current contradiction between land supply and demand in China,and is also an inevitable way to achieve urban land use intensification and sustainable development.Pingxiang City is an important industrial city in Jiangxi Province.It is bordered by Hunan and is centrally located in the economic development pattern of western Yunnan.It is located in the radiation core area of the Changsha,Zhuzhou and Xiangtan Economic Circle.At the same time,it accepts radiation from the Pan-Pearl River Delta Economic Zone and the Southeastern Economic Zone,and has a very important geographical location.Pingxiang City is an important resource-based city in the border area of the province.It is facing a sharp contradiction between land and population,land and environment.In order to protect land resources,promote the connotation and intensive expansion of urban land,ease the contradiction between land supply and demand,and achieve sustainable urban development,it is very important to conduct research on urban land intensive use.Firstly,the paper analyzes and studies the urban land use structure of downtown area of Pingxiang,revealing the problems of unreasonable urban land use structure and imbalance of land use.On this basis,from the microscopic perspective,take the three functional areas in the downtown area of Pingxiang as an example.Through the internal and external data collection and a large number of papers and literatures,combined with the specific conditions of the downtown area of Pingxiang,the urban land intensive use evaluation index system is constructed to study the three majors of residential,industrial and commercial.The intensive use level and spatial distribution characteristics of the functional area,based on the comprehensive transformation,measure the scale potential and economic potential of the three functional areas,and apply the SPSS principal component analysis method to explore the main drivingforces of land intensive use in the three functional areas.Factors and their ability to influence.As follows:(1)The average value of the land use level of the residential functional area in the downtown area of Pingxiang City reached an average of 78.30,while the level of land intensive use in commercial functional areas and industrial functional areas needs to be improved.(2)The residential functional area as a whole has a high degree of intensive land use in the central urban area and is decreasing to the periphery,with certain intensive use advantages.The commercial functional areas are scattered in space and do not form obvious spatial agglomeration.Industrial functional areas are more concentrated but do not form significant spatial agglomeration.(3)Based on the analysis of the scale potential of the comprehensive transformation,the absolute scale potential of the three major functional areas in Pingxiang City has reached 364.44 hm2,of which the industrial function area has the largest potential for land use,the residential functional area is second,and the commercial function area is the smallest.Based on the economic potential of comprehensive renovation,the absolute economic potential of the three functional zones has reached 2552907.76 wan yuan.The residential functional area has the highest economic potential,followed by the industrial functional area and the smallest commercial functional area.(4)The main driving factors for land intensive use in residential functional areas are floor area ratio,building density and land price realization level.In the future,land supply and demand should be expanded through internal and external tapping to flexibly adjust land prices.(5)The main driving factors for land intensive use in commercial function areas are floor area ratio and infrastructure construction completion.It is necessary to increase investment in infrastructure and transform idle land to increase commercial building area.(6)The main driving factors for land intensive use in industrial functional areas are building density and infrastructure completeness.In the future,infrastructure construction and various building areas should be increased.
