With the rising housing prices and rental prices,the housing affordability of many newly employed college students in Taiyuan has weakened.In the scope of affordable housing,due to the limited supply of public rental housing and the waiting list mechanism,the housing needs of most newly employed college students cannot be solved in a short period of time.This group can only choose to rent commercial housing in the market to solve it.housing issue.Based on the above background,this paper studies the factors influencing the ability of newly employed college students to rent a house,and the housing of new employment colleges in the main urban area of Taiyuan City under different income conditions,in order to improve the renting ability of newly employed college students.The newly-employed college students will provide a basis for the area of rented housing units and provide policy recommendations for the government to develop the rental market.Firstly,this paper introduces the current situation of housing market in Taiyuan City.Combined with the questionnaires,it finds that the new employment college students have problems in the rental market: the supply of public rental housing is less;the rental conditions of newly employed college students in the rental market are more Poor;most newly employed college students choose to share the rent,resulting in a smaller per capita rental area;the rent price level of the main city of Taiyuan has a certain burden on the newly employed college students.Then based on the research results of predecessors,the seven factors affecting the ability of new employment college students to rent a house are constructed.The empirical analysis of multiple regression using SPSS software is used to explore the main influencing factors of the new employer's ability to rent a house is monthly income and household registration.,academic qualifications.Then use the residual income method to measure the rent-paying capacity of the main urban area of Taiyuan City,aiming to improve the ability of newly-employed college students to rent a house.Finally,according to the above research,the government and real estate enterprises are proposed to provide housing security from the perspective of public rental housing and leased commercial housing: improve the subsidized rent subsidy system;vigorously develop the long-rent apartment industry;establish a multi-subsidy housing system;Legislative guarantees for the rental market;relaxation of household registration restrictions for public rental housing;and the concept of reasonable housing consumption.
