Today,with the rapid economy development of China,the residential market is fiercely competitive.Real estate companies will provide shopping malls as a highlight to improve the quality of life of residential residents.It is also one of the requirements for government construction.Holding malls have gradually become the main force of commercial real estate.The research conducts empirical research on the influencing factors of the rental income of the holding malls,and through the in-depth study of the literature collection and feature price models of domestic and foreign holding malls.Based on the rent data of 290 stores that were stationed in the G-type shopping center in Nanning in 2018,questionnaires and summaries were compiled,and the'independent variables of the design feature price model were compiled and analyzed for rationality.The research uses log-linear function as the main analytical model to carry out two-level multivariate regression analysis,and discusses the impact of the business combination on the overall rental income maximizaition of the holding mall.The results are tested in economic significance,statistical test,and measurement.After economics test,the model is well fitted,and the regression analysis feature price model is statistically significant.The research proposes that the factors affecting the rental income of the holding malls can be divided into six categories:location,area,format,plane and structure,store nature,and brand.Factors has a significant impact on the trend of store rental income.Through quantitative analysis,the internal relationship between the main store and the non-main store is explained.The model analysis through detailed business classification shows that the internal relationship between the business combination and the overall rental income is optimized,revealing the experience class and the children class.The main business of the main role plays an important role in the future development of the holding mall.
