In today’s economic development,urban competitiveness and the development of the real estate industry are the key to the sustained and healthy development of a regional economy.Both domestic and foreign theories and practices have proved that urban competitiveness has a strong interaction with the development of the real estate industry.In fact,the improvement of urban competitiveness provides a huge space for the development of the real estate industry.The development of the real estate industry not only reflects the level of urban competitiveness,but also plays an irreplaceable role in enhancing urban competitiveness.However,in recent years,the high housing prices in some cities have played a very obvious "double-edged sword" role in urban competitiveness,urban economy and even macroeconomics.In view of this,it has important theoretical and practical significance to accurately quantify and analyze the coordination between urban competitiveness and the real estate industry,establish a long-term mechanism to promote the healthy development of the real estate industry,and adapt to the overall and long-term development strategy of the city,and continuously enhance the competitiveness of the city.Based on urban economics and real estate economics,this thesis focuses on the coupling and coordination between urban competitiveness and real estate in China from the theoretical analysis and empirical tests.Based on the index system of urban competitiveness and real estate industry,the entropy method is used to calculate the comprehensive development level of the two;and the Granger causality test model is used to verify whether there is interaction between the two;at last,it establishes a coupling model,and uses the coupling evaluation criteria to empirically analyze the comprehensive order parameters of urban competitiveness of China’s 35 large and medium-sized cities from 2000 to 2015 from two dimensions: time and space.The main findings are as follows:(1)From 2000 to 2015,whether urban competitiveness or the comprehensive development of the real estate industry of China’s 35 large and medium-sized cities are rising in the fluctuation,and in 2007 the situation changed from the development of the real estate lagged to the urban competitiveness lagged,but there is always a significant linear correlation between the two.(2)The time-varying analysis shows the coupling degree between urban competitiveness and real estate industry in 35 large and medium-sized cities from2000 to 2015 presents a high steady trend,that means the correlation between them isstrong.However,the coupling coordination degree is always maintained between 0.3and 0.5 which is always in the disorder phase,but the coupling development level of the two is gradually improving.(3)The spatial characteristics analysis shows that the coupling degree in western cities is lower than the eastern and middle cities of second tier cities and since 2006,the coupling coordinated development has shown a “East high West low” progressive decline trend.According to the above research conclusions,this paper proposes that in the process of fierce urban competition and rapid development of real estate,it is necessary to fully understand the interactive effects of urban competitiveness and real estate development,and improve the ability to resolve urban development problems;To do a good job in comprehensive urban development planning,we must also maintain rationality in the period of rapid development of the real estate industry and realize the rational positioning of the real estate industry,so as to formulate real estate development plans that are in harmony with urban development,and promote urban competitiveness and the sustainable and healthy development of the real estate industry.
