Study On The Coupling And Coordination Relationship Between Real Estate Industry And Regional Economy In Shanxi Province

As the basic industry of regional economy,real estate industry plays a vital role in the development of regional economy.The rapid development of the real estate industry and the increase of the investment can directly drive the development of the regional economy,improve the living environment of the residents and increase the financial revenue of the region.However,in recent years,the irrational development of the real estate industry has affected the healthy development of the regional economy.Although the real estate industry of Shanxi province started late,the proportion of the real estate industry in the economy has become larger and larger.Under the background of economic structure reform and transformation development in Shanxi Province,the healthy development of real estate industry is beneficial to the healthy and stable development of regional economy.Therefore,this article on the Shanxi Province real estate industry and the regional economy coupling coordination relations carries on the research.Firstly,this paper introduces the basic concepts,relevant theories and interaction mechanism of real estate industry and regional economy by combing the relevant research of real estate industry and regional economy,on this basis,the paper constructs the evaluation index system of Shanxi Province real estate industry and regional economy coupling and coordination research: The real estate industry system selects 11 indexes from 5 aspects of real estate development investment,commercial housing construction,commercial housing sales,development enterprise management and Industry scale,the regional economic system selects 10 indicators from 3 aspects:economic scale,economic structure and residents life.With the help of the tools such as grey correlation degree,entropy method and coupling coordination model,the paper evaluates the coordination between real estate industry and regional economy in Shanxi Province.The results show that there is a strong correlation between the real estate industry and the regional economy in Shanxi Province.On the whole,from 2003 to2018,the coupling degree between the real estate industry and the regional economy in Shanxi Province has been on the rise,and the degree of coupling coordination has been on the rise,in 2016,it reached the middle level of coordination;the coordination between the real estate industry and the regional economic development of cities at all levels in Shanxi Province is quite different;only the real estate industry of Taiyuanprovince and the regional economy have reached a good coordination state,the other cities are relatively uncoordinated.In order to promote the coordinated and sustainable development of the real estate industry and the regional economy in Shanxi Province during the window period and the critical period of economic transformation,on the one hand,Shanxi Province should devote itself to the development of regional economy,enhance the scale and strength of regional economy,and provide a solid foundation for the development of real estate industry;on the other hand,it should continue to implement real estate regulation policies to ensure the healthy and rational development of real estate industry,adapt to the regional economy.From the perspective of prefectural-level cities,Taiyuan and Yuncheng need to further enhance their regional economic strength and expand their economic scale.The remaining prefectural-level cities need to adhere to the policy of real estate destocking and optimize the development of the real estate industry,promoting the coordination between real estate industry and regional economy.This paper takes Shanxi Province as the research object,constructs the evaluation index system of real estate industry and regional economic system,and studies the time dynamic evolution of the coordinated development of provincial real estate industry and regional economy,by analyzing the coordination status of various cities at the local level,we can not only see the overall coordinated development of Shanxi Province,but also see the difference of the coupling coordination status of various cities at the local level,it is more reasonable and innovative to grasp the coordinative development of real estate industry and regional economy in Shanxi Province,and to put forward corresponding countermeasures and suggestions from provincial and prefecture-level cities,and to find the coordinative state between them.
