| As a kind of accounting measurement model for the future,fair value has been in the initial stage,detour stage and development stage since its birth,and its position in international accounting standards and national accounting standards has become more and more important.In order to achieve convergence with the international community,China introduced the application of the fair value measurement model in a series of new accounting standards promulgated by the Ministry of Finance in 2006.However,since the concept of fair value has not been refined,its connotation has not been analyzed.There is no detailed guide to the implementation of fair value measurement,so the widespread use of fair value is not smooth sailing.From start to development,it has experienced a lot of twists and turns,and slowly progresses in adversity.In the process of fair value application,China closely monitors international best practices according to actual conditions,and strives to improve the quality of China’s accounting standards.In 2014,the Ministry of Finance of China promulgated and implemented "Enterprise Accounting Standards No.39-Fair Value Measurement".However,because China is an emerging market,the capital market is still immature.It is different from the capital markets of mature developed countries in the world.Therefore,China has frequently experienced various special situations in the process of using fair value measurement.Fair value measurement a familiar application area in financial reporting is investment real estate.In recent decades,China’s real estate industry has developed rapidly and is unstoppable.The rise of fair value measurement is an inevitable trend.According to the guidelines,companies can decide whether to use the fair value measurement of the company’s investment real estate.If enterprises want to gain capital appreciation in advance or release profit contribution in advance,more and more enterprises should gradually choose to use real estate as investment real estate and use fair value measurement.However,this paper analyzes the annual report disclosed by A-share listed companies and finds that the current proportion of companies in China’s domestic listed companies using fair value model 1s still very small.How to promote the use of fair value measurement methods more effectively?This paper analyzes the specific application practices of AVIC Sunda and analyzes the relevant financial data over the years.It analyzes the application motivation,practice process,existing problems and improvement countermeasures of fair value measurement,and explores the application prospects of fair value measurement and the two points that companies recommend to adopt fair value measurement should pay attention to in actual operation:1.Within the enterprise,it is necessary to increase the professional quality and business level of accounting professionals,optimize the enterprise accounting system,ensure the accuracy of data accounting,and strengthen the monitoring of changes in fair value to ensure timely acquisition of the evaluation value at the end of the period,and to ensure the integrity and rationality of the measurement process.2.The company’s external affairs,mainly the disclosure of matters must be timely,full,and transparent,especially the information related to the impact of profits should be aisclosed as early as possible,release relevant information as soon as Possible in advance,to avoid misunderstanding by the regulatory body as the existence of artificial manipulation of profits.Only in this way can we better and more effectively promote the application of the fair value measurement model in China’s investment real estate measurement,while avoiding the phenomenon that listed companies use fair value measurement to conduct fraudulent manipulation of profits. |
