Along with China’s economic development over the past decade, China’s real estate prices havereached a relatively high level, by2006, the value of all real estate in accordance with the historical costmeasurement unity. However, the real estate market becomes more mature, the cost model is reflected inthe value of gradually less reliable. The fair value of the product as a market economy, because the moremarket-oriented economic environment has been gradually developing.2006issued new accountingstandards, policies changed the pattern from the past occupy the dominant position of historical cost, fairvalue measurement model thus achieving a milestone span."Enterprise Accounting Standards No.3-investment real estate" gives companies the right to choose the metering mode, but must meet theprerequisite criteria.Real estate prices continue to heat up in the context of business in a timely manner at fair model,reflected in the financial report higher book value of real estate holdings, the asset value to be revealed, andthus help the enterprises in the future to finance acquisitions and fully reflect the scale of the expansion,corporate solvency and profitability will get. However, statistics from the Shanghai Stock Exchange andShenzhen Stock Exchange, we can see that the use of fair value measurement model of the enterprise, theproportion of the total investment real estate owned listed companies is very small, indicating that themodel has not been universally recognition. The fair manner highly respected in the western countries, itsauthenticity has been recognized by the international accounting profession, to the Chinese it seems"acclimatization", it is worth pondering.The object of study is the investment property, using a standardized research methodology, firstintroduced on the fair value of most domestic and attitude perspective, accounting theory this supportive;then determine the fair value of its financial and cost-benefit analysis; then through financial data therepresentative enterprises ZHONGHANG real estate and of listed companies nationwide application ofstatistics in-depth study of two aspects, the reliable fair value is not yet universal application in the countryphenomenon, to compare the advantages and disadvantages of fair value as the starting point. Articles inrecent years, the ZHONGHANG real estate data from the start of the financial year, to verify the effect of fair value measurement model for accounting information, to discover the difficulties of fair valueaccounting in the international road facing the current situation and draw the causes of the modelapplication, put forward proposals to improve this situation, hoping to thus promote the fair value oftheoretical perfection, and thus provide an effective strategy to improve the regulatory current fair valueaccouning.
