The diversification of rural financial service subjects has promoted the rapid growth of rural property mortgage loan.Especially in recent years,rural property mortgage has developed rapidly in China.According to relevant research,the balance of rural property mortgage loan has shown a steady growth trend in recent years.As a new type of commercial bank supporting agriculture-related services,Agricultural and Commercial Bank provides good security and financial services for the "three rural" issues in rural areas of China.As an important part of China's financial sector,rural finance has developed rapidly in recent years.In recent years,China's rural commercial banks have developed rapidly in both quantity and asset size.As a result,rural property mortgage business has gradually developed.However,due to the characteristics of rural finance,the risk ratio of rural property mortgage loan in China is similar.Class I loan business risks are much higher,especially since 2014,China's rapid economic development,so at present,China's commercial banks are facing the pressure of economic growth on the one hand,but also the increase of some non-performing loan rates on the other.Therefore,under the current background of rural commercial banks,the issue of rural property mortgage loan is more important in this field.The problem is also the focus of this paper.Based on rural financial theory and risk control theory,this paper analyzes the risk of rural real estate mortgage financing business of Chengdu Rural Commercial Bank.In analyzing the rural real estate mortgage business and the typical case of Chengdu Rural Commercial Bank,The paper analyzes the risk categories from the aspects of collateral,credit and operation,and then discusses the risk existence from the perspective of the bank itself and the rural property rights policy.s reason.Corresponding risk control is proposed based on possible risks.Promote the actual implementation and implementation of the project,and provide reference and reference for the follow-up theoretical research,system improvement,and commercial bank business process development.Finally,this paper puts forward some targeted suggestions,proposes to establish asound internal organizational structure,improve the credit management system,and reduce the risk of rural real estate mortgage loan guarantee,and do a good job in the implementation of internal rural property mortgage credit performance assessment and responsibility system,and call for Relevant departments should cultivate and standardize the rural land transfer market and explore the establishment of professional land financial institutions.
