The real estate industry is characterized by high investment and high risk,but also high yield.In recent years,the combination of financial market and real estate industry has deepened,and the financing ability of real estate enterprises has largely determined their own development.As government regulation means more and more severe,real estate enterprises have been greatly challenged.For real estate enterprises to continue rapid development,they must constantly broaden the financing channels and maintain the vitality of capital operation.As an emerging financial instrument,real estate private fund has greatly promoted the development of real estate industry.Affected by the policy,the bank capital is more and more limited involving real estate enterprises,and Bond issuance is also getting stricter.In order to meet the financing needs,the real estate enterprises prefer to cooperate with private funds.Because real estate private fund is an innovative financial product,there must be a great risk,and the operational risk is also difficult to avoid.As industry risk are relatively high,the combination of real estate and private equity fund is more likely to lead to the operational risk of the financial institutions.How to identify,evaluate,control and supervise the operational risk is an important problem that the private fund manager needs to solve in the actual work.The paper first summarizes the development of private equity fund and real estate private equity fund in China based on the related theories and literature about risk management and the operation risk management of real estate private equity fund,and then focuses on the operation risk management problems and Countermeasures in the process of real estate private equity fund investment.Briefly,and taking the X fund products of G company as the object,through literature research and case analysis,the paper further studies the operational risk management problems in the investment process of real estate private equity fund,and puts forward some improvement measures for the Countermeasures of operation risk management in the investment process of real estate private equity fund.It will provide guidance and reference for similar industries and investors.
