| As an important industry of national economy,real estate has an irreplaceable position and the responsibility of promoting economy.Housing,as one of the most important commodities,is closely related to people’s well being.The 14 th Five-Year Plan stresses that it must adhere to the position of "housing for living,not speculation",and implement both rental and purchase policies based on the city.This year’s two sessions,the government work report proposed to effectively prevent and resolve the risk of high-quality housing enterprises,improve the balance sheet situation,prevent disorderly expansion,promote the stable development of the real estate industry.As an industry with large initial investment amount,long investment return period,high risk and high return,real estate enterprises are faced with more and more financial risks in the actual development process under the influence of factors such as the frequent introduction of macro-control policies in recent years,increasingly fierce market competition and uneven management level.Therefore,how to effectively control financial risks and ensure the sustainable and steady operation of enterprises has become a major issue that real estate enterprises must face and solve.This paper firstly summarizes the domestic and foreign research status of financial risk management and control of enterprises and real estate enterprises.Secondly,it defines the related concepts of financial risk of real estate enterprises and elaborates the theoretical basis of this paper,including capital structure theory,financial leverage theory,COSO-ERM framework and organizational resilience theory.On this basis,using the case study method,C real estate company as an example,from the financing risk,investment risk,operating risk and development risk four aspects of the company’s financial risk analysis.Thirdly,financial indicators are selected from the four dimensions of debt paying ability,profitability,operation ability and development ability.Entropy method is used to calculate index weight,and efficiency coefficient method is used to determine index comprehensive analysis coefficient to evaluate the company’s financial risk from 2018 to 2021.According to the evaluation results,the overall financial situation of the company is general,and its financial risk is on the rise.It is mainly caused by the large proportion of current liabilities of the company,unreasonable planning of investment activities,defects in cost management,slow turnover of assets and narrow development path.Finally,it proposes to reduce the ratio of current liabilities,rationally plan financing decisions,optimize investment decisions,strengthen cost control,perfect financial risk management mechanism,rationally formulate fund management plan,enhance asset realization ability,deeply explore diversified development mode,improve investment attraction and marketing ability,pay attention to macro policies,timely adjust business strategies and other suggestions.Taking C Real Estate Company as an example,this paper analyzes the problems of financial risk control of real estate enterprises and puts forward suggestions,which is helpful to improve the theoretical system of financial risk control of the company,and hopes to provide certain help for real estate enterprises to further strengthen the ability of financial risk control. |
