Since we entered the new century,the price of property has rised too high for common people to afford.the price from 2,112 yuan per square meter in 2000 to RMB 7,546 per square meter in 2016.Rising house prices not only negative but increased people’s consumption,but also high real estate prices in some extent hindered the optimization and upgrading of economic structure in our country,affecting the smooth and healthy development of China’s macroeconomic.Therefore,it is very important to study the influence factors of real estate market in China.There are many factors that influence the increase of house price in China,but in general,land finance and financial deepening are the important factors that affect the real estate price in China.This article first analyzes the status quo of China’s land finance and points out that the land revenue scale continue to rise,and land sales revenue accounted for bigger,in the land finance of local government financial dependence to land is becoming more and more deep,the land of excessive financial phenomenon also has brought the financial risk,financial risk and social risk;Second,will China’s financial deepening subdivided into three different levels,respectively,from the financial development scale,financial structure and financial efficiency analysis of the situation in three dimensions,and points out some problems existing in the development process,such as financial development scale is more and more big,but the financial efficiency,financial structure of the assets structure and business structure does not match;Finally,the development status quo of China’s house prices is introduced and some problems of the real estate market,the article points out that real estate prices are rapidly rising year by year,real estate development investment is larger,the real estate market less financing channels,financing difficult.Through the land finance,financial deepening and the current situation of housing prices and made a series of analysis of existing problems,and focuses on from two aspects of land finance,financial deepening mechanism of its impact on prices.The financial development will promote the real estate prices,the financial structure and financial efficiency can effectively curb real estate prices,however,the existing financial structure of our country mainly rely on indirect financing is given priority to,increase the cost of real estate,real estate prices.Land finance influences real estate prices through land supply quantity,land supply structure and land supply land price.In general,it drives up the price of real estate.Meanwhile,the scale of local debts,the level of urbanization and the aging of population have a significant impact on real estate prices.The scale of local debt and the level of urbanization have pushed up housing prices to some extent,and the aging of the population has a significant effect on housing prices,which is more obvious in the western region.Due to regional heterogeneity,the impact of the three on house prices is different.Therefore,it is necessary to "adjust the local conditions" when formulating policies,and analyze the specific problems,and return home prices in each region to a reasonable price range.In view of the above conclusions,this paper starts from the perspective of land finance and financial deepening,and puts forward corresponding policy Suggestions for real estate prices.First,perfect the financial market and deepen financial market reforms,eliminate investment incentive distortions caused by interest rate control,and avoid the large amount of credit funds obtained by state-owned enterprises for real estate investment.Second,we will step up reform of the fiscal system and reduce the fiscal gap between local governments.Third,we will continue to deepen tax reform,such as real estate tax,and focus on cultivating local tax sources and improving local financing channel...
