The continuous development of the global economy has not only brought about the increase of wealth in various countries,but also brought about the consequences of environmental deterioration.As an innovative financial model that can promote sustainable economic development,green finance emerged at the historic moment and has gradually received the attention of governments and enterprises in various countries.In China,for the first time,the G20 summit brought green finance into the focus of the conference.The 13 th Five-Year Plan also explicitly proposed to it goals.As a financial lever to promote the development of green industry economy,green bonds can guide capital flow to green fields such as environmental protection and energy conservation,and help to further increase the effective supply of green credit.The development of other industries and overseas green bonds is still in the exploratory stage.As of 2018,from the perspective of the industries in which green bonds are issued,they mainly involve 11 secondary industries such as banks,capital goods,public utilities,transportation,commercial and professional services and real estate.Under the background of the general green transformation in the real estate industry,this paper aims to describe the meaning,issuing process and characteristics of the first overseas green bonds in the real estate industry,further analyze the motivation,effect and possible risks of issuing overseas green bonds,and obtain the relevant enlightenment for China's issuers,government departments and third-party institutions to further develop China's characteristic green bonds.Through the case study of overseas green bonds issued by contemporary home buyers,overseas green bonds by contemporary home buyers conforms to its strategic motivation,achieves the goals of reducing financing costs.As the first overseas green bond enterprise successfully issued in the real estate industry,contemporary home buyers not only responded to the national policies,but also innovated its financing channels.However,under the circumstances of market fluctuation,contemporary home buyers have frequently issued large amount of green bonds for three consecutive years,which also puts pressure on the maturity and payment ability of their bonds and may have certain risks.Contemporary home buyers should consider the factors of the market and the enterprises themselves,choose reasonable financing methods and issue green bonds cautiously.
