| The real estate industry plays an important role in the development of the national economy.However,in recent years,the economy has declined and government's real estate policy continues to tighten.Maintaining stable and sustained rapid development,enhancing the core competitiveness of enterprises and improving the competitive position of real estate enterprises is the most important thing,if real estate enterprises want to withstand the double pressure of changeable policies and fierce market environment.As a knowledge-intensive industry,improving the knowledge management level of real estate enterprises can greatly enhance the competitiveness of enterprises.In order to form the competitive advantage of real estate enterprises,sharing and applying explicit knowledge which is transformed from tacit knowledge is one of the urgent problems for real estate enterprises.Therefore,it is very important to study the specific path of tacit knowledge dominance in real estate enterprises and analyze the validity of the evaluation path for taking measures to better promote the dominance of tacit knowledge in enterprises.Firstly,this paper defines the concept of tacit knowledge and divides its dimensions by sorting out its basic classical theory.Through the actual investigation of enterprises,this paper combs out the unique tacit knowledge of enterprises,and defines the connotation of tacit knowledge dominance,tacit knowledge dominance path and the validity of tacit knowledge dominance path.Secondly,the author collected 20 representative in-depth interviews with employees of real estate enterprises,and analyzed them by using three-level coding method based on grounded theory.As a result,the author got 12 paths of tacit knowledge dominance in real estate enterprises and constructed a path model.At the same time,the author identified the evaluation index system of the effectiveness of tacit knowledge dominance path,including five first-level indicators: organizational structure,organizational system,organizational process,knowledge management platform construction,corporate culture,23 second-level indicators: management and control mode,etc.Then,through expert investigation and scoring,this paper uses Yaahp software to carry out the hierarchical analysis calculation,determines the weight of evaluation index,and carries out the consistency test of hierarchical ranking.At the same time,in order to reduce the subjectivity of expert evaluation to a greater extent,the reference evaluation rules which have a good guiding role in the evaluation are put forward.In this paper,the multi-level fuzzy comprehensive evaluation method is used to determine the index evaluation set,establish the evaluation set and determine the membership degree.Based on this,a scientific model is constructed to qualitatively transform the evaluation results into quantitative evaluation of the effectiveness of tacit knowledge dominance path in real estate enterprises.Finally,this paper takes L enterprise as an example to evaluate the validity of theexplicit path of tacit knowledge in L enterprise by multilevel fuzzy comprehensive evaluation method.And,the author analyses the evaluation results obtained from simulation verification,and elaborates the rationality of each level index score in detail in L enterprise internal management.And,some countermeasures to promote the dominance of tacit knowledge are put forward.The research results of this paper have important theoretical significance,because it promotes the application and development of tacit knowledge dominance in the real estate field,enriches the relevant theories of tacit knowledge management,and expands the research scope of tacit knowledge management in the real estate field.In addition,it can provide reference for the real estate enterprises to improve the overall project management level and core competitiveness by improving the path of explicitness of tacit knowledge and promoting the explicit efficiency of tacit knowledge in enterprises. |
