The phenomenon of “re-sale of light rent” has long been a cause of imbalance in supply and demand in China's housing rental market.To stabilize the real estate market,the state has repeatedly proposed to establish a housing system that is both rent-and-purchase to meet the housing needs of the people.The 19 th National Congress clearly pointed out that "the insistence that the house is used for housing,not for the positioning of speculation,speed up the establishment of a multi-subject supply,multi-channel security,rent-and-purchase housing system,so that all people live and live." Therefore,this paper analyzes the factors affecting the rent-purchasing intention of the post-90 s group in Wuhan and the degree of willingness to rent,in order to grasp the rent-purchasing willingness and renting demand after the New Deal,and provide policy support for the further improvement and adjustment of the real estate policy.In the survey implementation,we used stratified sampling and two-stage random sampling to obtain samples.First,the survey is divided into two levels: the central urban area and the new urban area,and then a two-stage sampling method is adopted at each level.In the formal survey,a total of 600 questionnaires were distributed and 519 valid questionnaires were returned,with a total recovery rate of 86.5%.The data obtained were tested for discrimination,reliability and validity,and the results were all passed,so the survey data was true and reliable.This paper analyzes the following data: Descriptive analysis of the basic characteristics of the post-90 s group,factors affecting the willingness to purchase,policy cognition and the attractiveness of renting rights;using the Logit model to study the factors affecting the willingness to purchase after 90s;Finally,a random forest model is established to mine the attractive renting rights of different renting willing groups.The results of this paper show that: 1.The post-90 s group pays close attention to the “rental and purchase” policy.As the understanding of the policy deepens,their degree of renting will also increase,and the group with higher policy recognition will be more Willing to rent a house for a long time.2.Individual characteristics,economic characteristics,psychological characteristics,rights characteristics and social characteristics all affect the willingness to purchase after 90 s to varying degrees,including current housing situation,investment in housing,security,medical resources,and whether parents provide financial assistance.It has a positive impact on the willingness to purchase houses after 90,and the rental housing and the rights and interests of both parties have a positive impact on the willingness to rent after 90.3.Policy understanding,policy recognition and payment of rent for several years are more important for forecasting short-term rent users.Policy understanding and rent subsidy are more important for predicting rent-minding users.Policy recognition and rental rights protection are more important for predicting long-term rent users.4.Rent subsidy application,renting rights protection,renting a house on a public school,and renting a house can have certain appeal to all groups.Short-rent,middle-rent and long-term users are most concerned about renting and renting.Rental subsidies and rental rights protection.Based on the above research results,this paper proposes four suggestions from both the tenant and the rental market.
