Identification And Analysis Of Importance Degree Of User Requirement In The Context Of Housing Industrialization

At present,housing industry in China has reached the stage of high-quality development,and the end users have put forward higher demands in terms of the quality and function of residential products.The extensive production mode adopted in traditional housing construction does not only meet the demand of sustainability,but also brings about the quality defects of housing products.The effective way to solve the problems is to promote housing industrialization,and it's based on meeting user requirement.However,great changes have taken place in the number and form of user requirement,while residential enterprises still pay attention to the attributes that have nothing to do with housing construction.It's difficult for essential user requirement to play the due role in housing industry.Therefore,research on user requirement for residential function is particularly urgent in housing industrialization.In order to provide users with right and high quality residential products,this study puts forward a method to identify user requirement and analyze importance degree based on Kano model.Firstly,it discusses the role of user requirement in the development of housing industrialization.Through literature research and user interviews,it sorts out and refines the user requirement items for structure and function of residence.Then,according to the process steps of the research model,it identifies the categories of the user requirement items,and further analyzes the change of the user requirement items in different income groups.Finally it determines the general ranking and the sub-requirement order of importance degree.The result shows that users are very important in the value chain,and user requirement plays an important role in the development of housing production technology by promoting,evaluating and restricting the technology.Whether the Kano category of user requirement in housing industrialization is sensitive to the change of income or not,the satisfaction of user requirement is always sensitive to the income change.And the satisfaction shows a trend of fluctuation growth with the income change.In addition,the importance ranking orders are also related to the satisfaction change.The study provides reference for the residential product development in the future,and contributes to the promotion of housing industrialization in China.
